A ZERO Down Mortgage Loan Is Still Offered In Parts Of the Kansas City Metropolitan Area

Weekly I meet either a REALTOR, Mortgage Loan Officer or Home Buyer that does believe that home buyer's can still obtain a zero down mortgage loan in parts of the Kansas City Metropolitan area other than the VA Mortgage Loan.

Yes, home buyers can obtain a mortgage loan in some of the rural areas of the Kansas City Metropolitan area like Gardner, Spring Hill, Edgerton, Paola, Tonganoxie and Basehor.

The USDA mortgage loan is a loan guaranteed by the USDA. It is a loan that requires no down payment and the loan cost can be wrapped into the loan. Matter a fact, seller concessions, eligible repairs and improvements can also be wrapped into the mortgage loan. The loan has flexible credit guidelines.

There is no maximum purchase price but there is income limits. Although the loan is designed for first time home buyers, the mortgage loan is not meant only for first time home buyers. There is a restriction on areas that home buyers can purchase homes.

Although the USDA has a list of registered lenders and bankers that can help home buyers obtain a USDA mortgage loan, I have used veteran mortgage banker, Ronnie Yarbrough from the Bank of Kansas City. I would like to purchase a home in Olathe. I have been on my job for 15 years and make $48,000 a year. I have been renting the past 20 years. My rent is $1100 a month. I have two kids, both are boys. My credit is not great, but it is also not poor. I am looking to buy a home this year, if possible. Where do I start the home buying process? Olathe Real Estate

Answer: Great question, Jackie. I would start with contacting a loan officer who specializes with first time home buyers. They will pull a credit report and make some great recommendations. In addition, a loan officer  who specializes with first time home buyers will have a few programs to help with your down payment, if that is a problem.

I feel compelled to advise local homebuyers to think carefully whom they select when applying for a home loan. If you don't think who you choose to get your mortgage loan, read on . . .
Over the years I have referred home buyers to national banks like Bank of America, Wells Fargo, U.S. Bank and so forth. As a real estate team with over 30 years of real estate experience, we have seen another side of the national banks that most mortgage customers don't see.
I addition, we have noticed something alarming the past few months that we have never seen: Getting a loan from even a national bank is often a nightmare and increasingly unachievable for customers with great credit. Many local banks are not much better. We had a home buyer with nearly perfect credit (810 credit scores) and over $100,000 in cash reserves after putting down 20% on his new home. He was confused with the hoops and hurdles he had to go through with many of the national and eventually local banks he applied for a mortgage. This is one of 15 reasons why we have advised Kansas City home buyers in the past few months to steer clear of the many large national banks and local banks as well. The national and local banks have confusing operations, non-accountable representatives, numerous mistakes and delayed closings.
Until recently, if our customers still wanted to use a national or local bank, we still had some regional and local banks to recommend — some who underwrote and serviced their home loans locally — so this was an option for our customers. Up to this past month, we were down to one local bank and one local mortgage company that have consistently performed well for our customers. 
Kansas City home buyers should ask their real estate agent, business associates or friends for mortgage lenders they can recommend. Home buyers still need to make sure they are getting good rates and fees when using a mortgage lender or a local bank. If they choose a reputable one, they can get good rates and significantly increase their odds of actually getting to the closing table.

Answer: Great question, Clayton. A few years ago I would probably say a mortgage company would be a great source for obtaining a mortgage in Kansas City. Times have changed and unless you go with a top mortgage company, there are many risk. I recommend going to a bank like Bank of Kansas City. They offer very good loan programs, awesome rates and most importantly, they service their own loans.


Why is it important to deal with a bank that services their own mortgage loans? First, you deal with one servicer during the life of the mortgage loan. Second, you will not be dealing with a servicer who will offer lousy communication and service. Thirdly, the bank will watch over your loans and offer help.
