Feds Sneezed and What Happens the Mortgage Loan Applications and Real Estate Sales Slow Down - I'm Hearing that Rates Might Decrease Before they Rise for Good!

Despite purchase loan applications increasing 2% last week, mortgage applications fell for the week. Why you ask?

First, refinance applications fell 5% for the week. Despite the 2% increase in purchase mortgage applications, the 5% decrease in refinance application had a major impact because nearly 67% of mortgage applications are refinances. In case you are wondering why the large decrease in refinance mortgage applications last week, here is why.

The Fed hinted while they sneezed and said that they may intervene less in the mortgage-bond market. Once they hinted this, mortgage interest rates increased nearly 1%. The Fed interventions has actually artificially lowered the mortgage interest rates.

So what is happening this week? According to the loan officers I have talked to, they are busy working on older transactions. The steady steam of new transactions has slowed to a snails pace this week. Most loan officers are thinking that interest rates will decrease for a little bit before mortgage rates start to rise for good this fall.

So why should you care and what does this mean to the normal Kansas City Home Buyer? If mortgage rates increased from 3.5% to the predicted 5.5% this fall on a $200,000 mortgage, your mortgage will be nearly $240 more a month. I don't know about you, but $240 a month is a lot of money. You can nearly finance a car for $240 a month, buy a boat, pay for the kids braces or plan a vacation. In other cases, homeowners can finance the loss they may have on their current home so they can relocate to another city or buy a bigger home.

Even if you don't plan on refinancing or buying a home this will still affect you because I'm sure there is a few neighbors in your subdivision who do plan on refinancing or relocating. Keeping home values in the neighborhood is a Win-Win!

Avoiding a Real Estate Foreclosure in Kansas City Doesn't Mean You Will Stay in the Home

The feeling of owning your own home is wonderful, especially for those couples that are first time home buyers; however, there are certain problems that can arise for real estate owners, the main one being foreclosure due to lack of payments.

When buying a home you do not expect to lose your job, a hidden bill to emerge, or a lack of money in your bank account, you expect to be able to make the payments just like you did the first few months of owning the real estate.

There are several ways of getting out of foreclosure, not many involve keeping your home. The best way to make sure the foreclosure does not appear on your credit report is to sale your real estate before the foreclosure is processed. If you choose to sell your real estate, the moment that the contract is signed by another individual the process of the foreclosure can be delayed, even if the home is already up for auction.

Foreclosures normally result in the real estate being sold under market value. This makes selling your home during a foreclosure, a better way out. If you sell your home, you can list it for market value and in return make enough money off the sale to pay your mortgage loan off and possibly find another place to live. The protection of your credit record is vital, most United States citizens never recover their excellent credit score after a foreclosure, thus making it important never to have one show up on your credit report.

During the foreclosure auction of real estate, you and your family have already heard the term vacate the premises, but if you choose to sell before the foreclosure, you will be able to stay in the home until the buyer asks you to vacate, which is normally thirty to sixty days after the sales contract was signed. In these thirty to sixty days, it is advised to plan ahead and find another place to live, as well as how you are going to be transporting your personal items and furniture from one place to the next.

No one ever wants to sell their home, especially if they have children and it is hard transferring them while in school, but at some point in your life you have to do what is best for you and your family. Keeping your credit record clean and safely insuring the new real estate that you purchase will be paid for will help your family in the long run when it comes to future foreclosure.

The  National Real Estate Market Has Shifted . . . 

The real estate inventory has shifted and the days of buyers being able to take their time and look at several homes is ending. Real estate housing inventory levels has been decreasing, signaling a possible turn in the real estate market. Unique properties, well priced properties and move-in condition properties are seeing a bidding war among buyers due to the decreased real estate inventory.

A recent Wall Street Journal report highlighted a couple looking for a home in Palo Alto, California, who realized the difficulty of bidding in today's market. The news source reports that the couple bid whopping $1.1 million. The couple were surprised to learn that there were 10 offers on the home and that they were outbid by a couple thousand dollars. The low inventory has created a frenzy like 15 years ago.

In today's environment, this is occurring more often. According to the RE/MAX's monthly National Housing Report, inventory of homes for sale fell 3.7% in April. This report also noted that the statistic was also 25.6% lower than April 2011. Further, the RE/MAX monthly report stated that the  month-to-month inventory has now fallen for 22 consecutive months. 

Thinking about selling?  . . .  Maybe this is the time. The moons are aligning.

According to RE/MAX, the change in inventory brings the monthly supply to 5.3, lower than the 6-month mark which signals a balanced market. The real estate market has shifted from a strong buyer's market to a soft seller's market. With more decreasing real estate inventory and the market could shift to a strong seller's market.
