If you live in Overland Park, Kansas . . . Checkout this government website on preparing for natural disasters

If you live in Overland  Park, Kansas . . . Checkout this government website on preparing for natural disasters

Perhaps the one thing more precious to Kansas City home owners than their homes is the health and happiness of their family. Natural disasters can take both away in an instant. Tornado's, hail storms, floods, blizzards, and earthquakes are all part of living on this planet. We can’t prevent them, but we can do our best to prepare for them.

Lets keep our families safe . . .

Take a moment to show you care by visiting the government natural disaster preparedness website, Ready.gov. The government site contains a wide range of information on types of natural  disasters and how to prepare for them. One of the most important things you can do is prepare a “Disaster Kit” to get you through the first few days after a major disaster. The site contains information to help you do just that.

Be prepared for major natural disasters for the sake of your family and friends:

I bought a vacant foreclosure home in Olathe and I have now discovered that I have a zoo in the home and I need help removing the animals. I'm sure I have more but I have seen bats in the attic, squirrels above the garage, birds in master bedroom, mice in the kitchen and snakes in the basement. Who do you recommend to remove these animals?

Jake H. from Kansas City

Answer: Sorry to hear about your animal problem, Jake. In a normal home inspection, these animals should have been discovered. To remove them, I recommend Stan Banks from Action Animal Control. Stan can be reached at 913.907.5798.

Stan has done a wonderful job with many clients who have discovered unwanted animals in their homes in Kansas City.

Best of luck, Jake.

Choosing an Overland Park, Kansas real estate agent is like a box of chocolate

Choosing an Overland Park, Kansas real estate agent is like a box of chocolate

Remember the 1994 American epic comedy-drama romance film classic Forrest Gump starring Tom Hanks?
Choosing a real estate agent is like choosing a box of chocolate

There are many famous quotes from this popular film classic, but one quote that stands out is, “Life is like a box of chocolates. You never know what you’re gonna get.” The quote is good but how Tom Hanks delivers the quote in the movie with his slow southern accent to made it authentic makes the quote memorable and great.

Alongside death and public speaking, buying and selling real estate is listed as one of life’s most terrifying situations, so there is probably no surprise that choosing an Overland Park, KS. real estate agent is very stressful for many Overland Park homeowners.

If you choose the wrong Overland Park, Kansas real estate agent when listing your home, there is a possibility that you will spend the next 210 days keeping your house spotless and wondering why home buyers never find your house online.

Choosing an Overland Park, Kansas real estate agent is like a box of chocolate. You never know what you’re going to get.

How do you eliminate the risk in choosing a real estate agent when choosing an Overland Park, Kansas Real Estate Agent?

First, write down your goals. What are you trying to achieve? Get a bigger home, relocate across the country, or maybe downsize? What is most important to you: pricing, time, convenience? Is good communication important? These are some important questions to address before choosing an Overland Park real estate agent.

Second, research real estate agents. Google Overland Park, Kansas real estate agents. Professional real estate agents will have a marketing plan to market their listings online; as well as, be able to market themselves online.

Then, interview the top 3 choices. Schedule an appointment with your top three choices and ask questions that will address your goals. Don’t fall for the sales spiel.

Overall, when choosing an Overland Park real estate agent, you will choose the agent, not the company. Make your decision based on the sales professionals knowledge of the market, their professionalism and customer service skills. Lucky for you, the agents of the Kansas City Real Estate Network are trained with these factors in mind, so choosing one should be an easy choice when you are ready to sell a home.

We currently have a 30 year FHA loan and we have been in our Overland Park house for 12 years. My wife and I have heard that this is a great time to buy because house values have hit their bottom. We have decided to buy bigger a house here in Overland Park. How do we go about selling our current house and purchasing a bigger house?

Question: We currently have a 30 year FHA loan and we have been in our Overland Park house for 12 years. How do we go about selling our current house and purchasing a bigger house?
Adam & Kerry H. from Overland Park, Kansas

Answer: First, you are right that houses in Overland Park may have hit their bottom and that it is a great time to buy a house. I would first  contact a real estate marketing specialist in Overland Park. Have them provide you with a Comparative Market Analysis to see what your house is worth. After reviewing the comparable sales for your house, you will have a good idea what you can sell your house for and whether you can make the next step of selling your current house and buying a bigger house.
