Business people are so caught up in ROI and quick to get rid of items with no ROI. Not everything has ROI.

"At 211 degrees, water is hot. At 212 degrees, it boils. And with boiling water, comes steam. And with steam, you can power a train."

S.L. Parker, Motivational author

We've all watched a pot of water at one point or another in our lives. At 211 degrees nothing much happens. A second later we turn our head to turn our attention elsewhere and suddenly, a bubbling and steamy boil.

Keep the idea of a pot of water front and center in your mind when it comes to your business. As S.L. Parker says in his quote, it's a one degree difference that turns hot water into steam. While you may not be able to see the effects of the "heat" you're putting into your business, place a little faith in the idea that everything can change in an instant. The moment you decide to give attention elsewhere, is the moment that your path could change.

This is especially true of your efforts in social media and online marketing. Much stock is given to the idea that in the digital age we can track every click, understand the source of every lead, and "drill down" into our metrics to tell us what the magic formula is to make that one-degree difference. Business people are so caught up in ROI and quick to get rid of items with no ROI. Not everything has ROI.

What is the ROI of your mobile phone? How about the ROI of your car?

See not everything has a ROI in our business.

The online world of social media is much like your mobile phone. Social media doesn’t necessarily have an ROI. It can, but sometimes it will not. Many people manage their social media like the watching a pot that never boils. You should spend more time building the fire and less time taking the temperature. Don't try and evaluate every post or update. You'll know when you've crossed the crucial degree. Steam will rise. You won't be able to miss the boil or point where social media will start delivering a ROI.

Keep in mind that while YOU shouldn’t evaluate each post separately, your audience, your friends, your contacts....Take it all into account.

The thing about Social Media is that communication is permanent. It’s all kept somewhere on a server, waiting to be found be anyone with curiosity, or the odd search engine. So while you shouldn’t worry about every single post, you should be posting, commenting, with a strategy....with intention.

Your public persona reveals itself through your humor, openness, stance on community issues, even your pictures. Your character matters.

All of this goes into the boiling and steaming water....ready to boil. A client, a friend, friend of a friend....reading what you post, looking at your pictures, sees your comments, laughing with you online...sees you through all of those channels, and decides you have what it takes to help.

While you weren’t paying any attention, just being yourself, having a little fun....BOOM....It’s boiling!

How to make your customers fall in love with your real estate business website

How to make your customers fall in love with your real estate business website

You have just spent the past two weeks redesigning your website. Now you want to have someone critique it. Who do you ask?

A friend, family member or maybe a web designer?

Will they offer a true critique? Probably not. Don’t get me wrong. They like you too much and probably want you to succeed but they will do business with you no matter how your website looks.

Who should review your recent changes?

In the court of “Your Real Estate Website”, your current, future and past customers are your judge and jury. It maybe hard to meet future customers but past and current customers are probably happy to make a quick review of your real estate website.

And all too happy to share their insights.

The rules of online marketing and creating a website may be unwritten but they are set in stone. Give your customers a really good reason to trust you, like you and provide outstanding experience and the customer will do business with you.

Heck, they will become your raving fans.

That’s because customers want you to make their decisions easy. Your attitude is nearly everything. Customers want you to show a certain degree of eagerness, but not desperation. They want you to believe in yourself and demonstrate why they should believe in you too. They want you to be fun but also professional. They want to trust you.

Customers are on information overload because they are bombarded by the wrong information. What the customer is really looking for is an expert who will provide them an outstanding experience.

If the next customer decided to spend $100 Million, how would you greet them at the airport. Probably with a chauffeured limousine, right?

Why? You want to make this customer feel special, right?

You want to work with this customer again, right? Heck, you even want referrals from this customer, right?

Give your customers outstanding service.

When it comes to your real estate website, what can you do to send the message to your customers that you’re the expert and that you provide outstanding service? If they choose you they will have an unbelievable experience.

Your website is a tool for your customers to find you. Design your website to have your customer fall in love with it.

The top 10 ways to get your customers to fall in love with your website are:

1) You can answer questions that customers have in your area.
2) Engage with your customers.
3) Share similar positive experiences from past customers.
4) Host a weekly video tidbit.
5) Post pictures of happy customers.
6) Provide quotes from past customers.
7) Host a weekly real estate Google Hangout.
8) List your Top 10 Services with an emphasis on customer experience.
9) Create interesting non-pitchy content.
10) Show how you deliver what you promise.

Extra Tip-Stop selling....Relax

At the end of the day, what you’re working to cultivate is a trust by your customer in an environment lacking human interaction.

People want to be treated as people...not contacts.

These are just a few of the ways that you can cultivate that trust, forge new relationships and enhance existing ones. Just like falling in love is just the first step in a relationship; you have to deliver outstanding service once you meet your customer for the first time.

How Can EVERY Gardner, Kansas RE/MAX real estate agent Be #1???

How Can EVERY Gardner, Kansas RE/MAX real estate agent Be #1???

Dear Dowell Taggart Team;

We get lots of postcards and flyers from Realtors hoping we'll list with them when we're ready to sell our Gardner, Kansas home.  It seems like EVERY agent is claiming to be #1!  What's the deal?
-Skeptical Gardner, Kansas homeowner

Dear Skeptical Gardner, Kansas homeowner,
Amazing isn't it?  And each of those Gardner, Kansas real estate agents is under obligation to be able to support their claims of being #1, but here's the deal....

Numbers can be made to dance the jive if you present them in a way that makes them tell a filtered down "story" the way you want.  There's dozens of different ways you can present home sales data.... a time frame, a specific location, style of home, type of home, price range, total volume, total number of sides.  Each of these can be a path to #1 claims.

Pick a small enough time frame...Presto!  The real estate agent is #1!

Pick a small enough price bracket...BAM!!

You guessed it, the real estate agent is #1 again!  Pick a small enough style of home...ranch home split level home, cul-de-sac homes and presto, again the real estate agent is #1 again.  Is it number of sales by total dollar value or number or number of transactions?

Two (or more) #1s!  What?

Is it number of listings on the market?  Number of buyers brought to the area?  Number of relocation clients to Gardner, Kansas from Paola, Odessa, Chicago?  The number of blog post on the real estate blog platform, Point 2 Agent?  Who has the most Yelp reviews?  Who bought the best Better Business Bureau rating? And the story goes on and on . . .

Lets look at the facts. First, Gardner, Kansas home buyers typically look at multiple areas. Not just one specific neighborhood. So it is important to hire an Gardner, Kansas real estate agent who knows the whole area and is an expert in multiple areas.

Makes sense, doesn’t it!

Second, 88% of the Gardner, Kansas home buyers start their home search on the Internet. So it makes sense that if you’re hiring a Kansas City real estate agent they have a top presence on the number 1 search engine, Google, right?

Lets take a look at the top Gardner, Kansas real estate search term on Google: Gardner Kansas RE/MAX real estate agent. Which Gardner, Kansas real estate agent is really #1?

Don’t take our word for it. Do your own Google search.

My business partner is the #1 ranked, right-handed, gray haired, 2007 Toyota 4Runner driving Realtor that lives in his home...Who cares?

So take the claims with a grain of salt.  When you're ready to pick your REALTOR®, do your own research. Create a list of the top 3 Gardner, Kansas real estate agents, then interview them.

Find the right Gardner, Kansas real estate agent that fits you.

Great online marketing, great customer service, personalities you can work with are just a few factors to take into account.

Do you want the number 1 ranked Realtor that sells ranch two story homes in Gardner, Kansas in the price range of $155,959 to $187,236....?

YES...As long as that fits YOUR selling profile.

And if you're looking for a Gardner, Kansas real estate team whose only goal is to be YOUR #1, then give The Dowell Taggart Team of RE/MAX Premier Realty a call.  We offer the no hassle, no pressure, just high quality marketing kind of approach to real estate! We deliver results because we provide a service that ALL other Gardner, Kansas real estate agents strive to provide.
