What's the difference between a "Friend" and an "Expert"?  

You'll pay an expert for their opinion....The value proposition is different, the appreciation for the information is different.

The RELATIONSHIP is different....An expert opinion is the insurance that you are less likely to make a bad decision.

Everyone knows a part-time real estate agent....How many part-time dentists, attorney's, pediatricians....?

When you noticed that when you pay for an opinion, you take it more seriously, how did that affect your decision?

In real estate, an amateur costs the same as a professional.

It's true. 

A part-time Realtor doesn't want you to know they don't do this part time...Why? Well of course they would be afraid of you choosing the alternative...a full-time expert.

Would you choose a part-time Dentist? Attorney?
