Q-Arlen J asks....

“So we’ve found a home for sale on a popular website. But the Realtor we’re using tells us it’s not available. My wife and I are confused because a ‘Sponsoring Agent’ is shown on this site, color picture and all next to the picture of the home. We called the Sponsoring Agent, and they offered to meet with us and discuss the home. What’s the deal?”

Arlen, this isn’t as unusual as it sounds. My dad always told me that if something smells a little off, it probably is....

Some background is helpful....The site is using information it gathers through a licensing arrangement with many local Multiple Listing Services. These sites pay a fee to the local MLS.


The information delivered by listing agents, (like yours truly), is repackaged and listed on these Internet sites.

The “Sponsoring Agent” is an agent paying a fee to be associated with a zip code or subdivision. Any inquiries through the site that match these criteria are communicated to the agent.

The “Sponsoring Agent” has more than likely never visited the property, may not even live in your town.

Your Buyer’s Agent is paid to deliver a home to you. If it’s not available, they’ll tell you.

The “Sponsoring Agent” more than likely wants to meet with you to let you know this home isn’t available (aw shucks), but he has plenty more that could be a good fit.

What a prince!
