The risk of waiting to sell your home in 2020


So you have been planning to sell your home in the next 18 months? Sounds like a great plan, right?

Well, here are 10 reasons why you might want to move up your plan of selling your home sooner rather than later. 

  1. Interest rates could go up and affect the pool of buyers for your home. If the rate changes 1%, buyers will lose 10% of their buying power.  A $250,000 loan would cost a home buyer $150 more a month. That is a lot of money and it will have an effect on the local real estate market.

  2. It could take longer to sell. Homes in this area have been selling fast under $300,000. The market could soften and it will take longer to sell in the next 18 months. Do you really want to keep your home maintained for 3-6 months like it is taking on the coastal markets?

  3. Millennials are flooding the market right now and want to buy. We don’t know what will happen if something changes in the market.  Now is a great time to find a millennial home buyer.

  4. The real estate market could shift from a seller’s market to a balanced or buyer’s market. Right now the area is experiencing a very strong seller’s market. The market could shift and home values will drop and it will take longer to sell.

  5. The Sprint - Tmobile merger could affect the area's real estate market. Employees could be forced to transfer or get laid off. This could lead to more homes coming on the market, thus shifting the local real estate market.

  6. Recent and Future Corporate layoffs - Union Pacific, Cerner, Wadell & Reed, Hallmark have laid-off workers or have announced that they are laying off workers. These layoffs could mean more homes coming on the market. This could lead to a shift in the local real estate market.

  7. Corporate relocations like Honeywell relocating 80 employees out of Olathe, Waddell & Reed exploring of moving out of Kansas City, ADM Milling relocating out of Overland Park could lead to more homes coming on the market. The increase in homes could lead to a shift in the local real estate market.

  8. Businesses Closing like CenturyLink may mean ex-employees will need to sell their homes. The increase of homes for sale could lead to a shift in the real estate market.

  9. Many areas of the country have seen the real estate market softening. Areas of the country that had seen homes sell quickly and for top dollar are now seeing fewer offers and homes taking longer to sell. Home selling prices have dropped on the coast, Could we also see a drop in the area home values? We are already seeing a market shift in many areas of the city.  

  10. It would be hard to miss the obvious. Next year is an election year and election years typically bring unstable financial markets that affect the real estate market.

Inspect Exterior Water Pipes
 

Prevent exterior water pipes from bursting when the weather gets below freezing, turn off the valves to the exterior hose bibs. Run the water until the pipes are empty. Make sure all the water is drained from the pipes, if not; the water can freeze up and damage the pipes.
