Question: Our rural Johnson County, KS. home has been on the market for approximately eight months now. I suggested to my wife that we take it off the market and re-list this coming spring or summer. It will also help our home look fresh on the MLS. My wife felt we should keep it on the market. Our home is located in the rural area and gets very little traffic. Our Realtor said it wouldn’t matter with the listing.

Buyers who view our home will notice that it has been on the market 8 months. By taking our home off the market, buyers may miss that it has been on the market so long when we re-list it, right?

Answer: Sorry to break the bad news. Our MLS in Kansas City makes it easy for real estate agents and their buyers to view the total days on the market. In addition, the Kansas City Heartland MLS, provides a link for the MLS history of its listings, including seeing price changes and cancellations. The days on the market may get reset if it is off the market 75 days, but this will not change the history. Real estate agents in Kansas City routinely look at the days on the market and the MLS history. By taking your market off the market, you will not mask how many days your home has been on the real estate market.

I would have your real estate agent provide you a pricing analysis and then aggressively price your home to sell. We have had a mild winter and rural properties priced right and show well are selling.
