Q: I live in a small Overland Park three bedroom ranch home that has one full bath located on the main floor. I’m considering adding a half bath with a washer/dryer closet off of the kitchen. Currently the wash/dryer hookup is in the basement. I would have to do a small addition to make this work. Would this add any value to my home? I'm thinking of selling my home next year.

A: Not only will you be adding a ground level bathroom (whether it is a full bath, 3/4 bath or half bath) but bringing the laundry room to the main floor will help in the marketability when you decide to sell. I suggest adding at least a 3/4 bath, but if you're limited on space just adding another bathroom on the main floor will definitely help.This small addition will add considerable value to your home. Just make sure to obtain the property building permits so everything is legal and be sure to hire a reputable licensed general contractor to do the work. If you would like I can give you solds in your area with 1 bath and solds with 1.5 baths so you can view the difference in value.
