If you have a American Home Shield Home Warranty you may qualify for the Abney Class Action Settlement

American Home Shield current and past policy holders have been receiving letters informing them that they may qualify to be a part of a class action lawsuit brought against the home warranty company.  The Abney Class Action Settlement website has all of the documents associated with the case.  While both parties maintain their side of the case, both sides agree that that a settlement is better than a long drawn out court battle.  The basics of the case is whether American Home Shield's payment to real estate agents was a RESPA violation?  
Regardless of the outcome I like the home warranty concept and think that every home buyer should have one when they buy a home. Every home warranty is different and offers different kinds of coverage. My favorite is Old Republic Home Warranty. Mainly because of the support my home buyers get. Home warranties don’t cover everything and like most insurance policies you really hope you never need them but for the cost of the warranty and associated deductible we have seen Olad Republic pay out many times the cost of the warranty itself. Home warranties become valuable on homes with older air conditioners when buying when it is to cold to inspect.
If you have a home warranty the key is to call the warranty company first when there is an issue.  Don’t have it fixed and then call hoping to be reimbursed after repairs are completed.
