“I want a 3 car garage, but I need 4 bedrooms.”



WANTS are not NEEDS.



We pull into that first driveway....Electricity is running through our Buyers, skin is tingling, excitement in the air.



“Man, I’m really looking forward to the extra space a third car garage will give us. I’m sick and tired of dodging bicycles, skateboards, lawn mowers, and lawn art while I pull into the garage”, Dan tells me.



Julie says, “But Dan, my Mom and Dad plan on visiting 3 or 4 times this summer, wouldn’t it make sense to look for a 4 bedroom home?”.



Guess it depends on how important your guests are? No really, there are multiple ways to view the separation of wants and needs, but I like to suggest clients tackle it the old-fashioned way....Draw a line down the center of a sheet of lined paper and make a list. Be prepared to negotiate a little bit, think about the growing needs of your family...


The average family stays in a home about 5 years. Don’t forget to think about the qualities that make for a great resale when it’s time to move.
