New home sales increased 11% in sales

While the new construction home sales increased 11% the total months supply of new homes has dropped to 7.3 months. The reason for the sales increase maybe the drop on new home prices. New homes prices have dropped 5% in march. Do you think new homes have dropped in prices due to builders building less expensive homes or new home buyers adding fewer options to their new home purchases?
