I have made 6 offers on homes in Olathe and have lost all 6 homes in negotiations. My REALTOR recommended that we make our initial offer at maximum of 90% of list price. Answer: It sounds like someone is just looking for a good deal and not a home. Preparing an offer base off of a percentage of list price is not the best way of determining value of a home. The proper way of determining a value for a home is viewing comparable home sales in the area.  Remember you are not just buying a home, You are buying into a community. If you base your offer off of comparable sales, I'm sure you will be successful in your efforts in buying a home in Olathe, Kansas.
