Answer: Pam, I get this question nearly every spring. I would first review your real estate contract. If there is a home warranty, I would contact the home warranty company. If there is no home warranty, I would first review the sellers disclosure and review what the seller disclosed. I would then contact the home inspector and discuss the malfunctioning air conditioner with the inspector. The inspector may recommend having a qualified HVAC repair person inspect your air conditioner.
I recommend setting up your furnace and air conditioner on a routine yearly service maintenance checkup.
