Question: Can a Kansas City Realtor help my family find a house to rent to own. We are desperate and do not know the best way to find a home in Kansas City. Last year was an unfortunate year with a sudden illness, my husband lost his job and a bankruptcy. I have a stable fulltime job for over 14 years as a Physical Therapist with a very good salary. My income should increase after recently receiving my doctorate degree. We had good credit, owned houses until last year. I have a down payment, we just really need help as our luck has been poor. We are educated people but we just don’t know what we are doing and we need a home this spring. I appreciate any information.

Answer: Dorothy- Your situation is not unusual and I sympathize with your situation which I see often in Kansas City.

You do need a seasoned professional that understands how to work a lease purchase contract. It takes a seasoned professional to structure the offer and present it to the seller. The seller will require the stability of a Buyer; as well as, a larger than normal down payment like 10% down.
