Question: I have accepted an offer on my home in Overland Park, last night. My real estate agent just called me to schedule an appointment to present another offer. The offer he wants to present is for more money. What are my options?

Answer: If you have actually signed a contract to sell your home to a buyer and it has been delivered to the buyer, you have a legal obligation to do so. The buyer will have recourse against you if you break the contract with the them. If the first buyer is still in their due diligence period, you maybe lucky and the buyer backs. The buyer could offer to renegotiate. 

If you're past the due diligence period and the second offer looks much stronger, have your agent contact the agent representing the first buyer and enter a friendly discussion. Have your agent ask them if they would like to get out of the contract, you never know. If they say yes, your good to go. If they say no, I would recommend contacting a real estate attorney for advice.
