A: First, I would be happy to refer you a qualified short sale real estate agent in Omaha, Nebraska. If you prefer to find a short sale real estate agent on your own here are some questions you want to ask up front to determine if the real estate agent is a good fit for you:

1) How many short sales have you closed? (Noticed I wrote closed. I know of 10+ real estate agents that worked on 15+ short sales in 2011, but closed none of them)

2) Have you worked with my mortgage lender before? (A short sale real estate agent who has worked with your mortgage lender in the past will have an advantage)

3) What is your plan to sell my home? 

3) When do will you submit my application to the bank? (A good short sale real estate agent will have investors that will help them complete an application and submit the application to the bank within 30 days)

4) What is your plan to request a deficiency waiver and get the debt settled if the bank initially doesn’t want to waive the balance? (Most short sale real estate agents do not request this.)

5) How many short sales have you completed using Equator? (If they have completed less than 10 short sales, be prepared for many hiccups. A seasoned professional will have used Equator 25+ times)

6) How often do you review the notes and updates on Equator? (Because data is time sensitive, a short sale real estate agent needs to review the file on Equator at minimum two times a day)
