Who is a Short Sale Negotiator when negotiating a Kansas City Short Sale?


I would not call a third-party negotiator a short sale negotiator. Why?


The two are very different. A third-party negotiator is generally hired by a somebody other than the seller to negotiate the short sale. This person does not represent the seller, whereas a short sale negotiator would represent the seller. Real estate agents and attorneys may hire a 3rd party negotiator. If the real estate agent working on behalf of the seller is not a short sale negotiator, they may hire a short sale negotiator to work on behalf of the seller.


Why would a real estate agent or a lawyer or some other entity responsible for your short sale success hire another person? Perhaps to save time or they don't have the knowledge to negotiate the short sale. In the past, I tried working with a third-party negotiators. I worked with a company out of Utah and another company out of Ohio. Both companies and their negotiators did not work out for the main reason that the third-party negotiator did not do the job the way that I would do it. It goes back to the adage if you want a job done right, then you've got to do the job yourself. An agent can't really successfully farm out being a short sale negotiator.

Either a real estate agent has the knowledge to negotiate a short sale or not. 

I met a real estate agent at a seminar in September. He has worked on 13 short sales this year alone. He called himself a short sale negotiator. I asked him how many he had been successful negotiating. He said none. 

Another real estate agent spoke up and said, " That is why my broker will not allow our company to work on short sales. We'll handle the real estate part and we'll hire another company to negotiate the short sale."

I asked her what the company success rate was. The real estate agent said she believed it was 18%. 

Wow, that is amazing. We're negotiating over 75% of our short sales successfully.
