A few weeks ago we listed a desperate short sale listing. Why was the seller desperate?
The home seller had there home listed with another real estate agent for 6 months. During that time the real estate agent had generated 5 showings, 15 online views and no offers. In order to avoid foreclosure, the seller's mortgage lender was pressuring them into a "Cash for Keys" program.
According to my mortgage lender, a "Cash for Keys" program is almost like having a foreclosure on your credit report.
The home seller was about to accept the "Cash for Keys" program when a friend who had been in a similar situation recommended that they talk to someone from the Dowell Taggart Team.
After the home seller called us, we met them at their home to view it and sign new listing docs. The situation was worse than expected. The seller was hanging on by a thread. The mortgage lender was threatening foreclosure within 45 days. The mortgage lender had even told the seller, "Do you really want the sheriff to come knocking at your door and kick you out. What will your friends, neighbors and family think."
During previous 6 month listing period, the lender had not received any competed short sale docs nor a hardship letter. So the first thing we did was to get the file started and docs submitted to the mortgage lender via through the online communication tool, Equator.
Next, we started an aggressive online marketing program for the seller's home. Although, the seller had their home listed for 6 months, their listing really could not be found on the internet. The first week we spent time doing ads and getting them syndicated on real estate websites like Trulia, Zillow, Point 2 Homes, Realtor.com, RE/MAX.com, Blogger and over a 100 other real estate syndication sites.
After the second week an automatic email went from our website went out to the seller. Here is a copy of what the email said:
Your featured listing on DowellTaggart.com has received 3453 consumer views and 205 detailed views to date via through its syndication sources.
The seller called me and was excited. He also noticed that his home was getting shown. At the 2.5 week mark, we had already generated 27 showings and felt an offer would be generated.
Friday night of the 3rd week at 5:20 we received the first offer. Saturday morning at 10:45, we generated a 2nd offer. By noon, Saturday, two more agents presented offers on the sellers home.
By Sunday night we had the contract signed and ready to submit to the lender. Just last week the sellers mortgage lender accepted the short sale and the closing is set.
This is another home seller that will be avoiding foreclosure. Just doing our part to help struggling homeowners.
