The problem is the Kansas City real estate market is experiencing a strong buyer's market.
A few years ago, no big deal. Today with the market changing, it doesn't take just putting a home on the MLS and a sign in the yard to sell. The amount of homes that don't sell clearly shows this.
It takes market knowledge; as well as, a strong aggressive marketing program to sell a home in Kansas City in this real estate market.
Today, I was contacted by a homeowner who I met at the end of last year. The homeowner decided to list with a friend rather than my experienced real estate team who would aggressively market their home.
The homeowner last year was actually kind of excited about the money he was going to save because his friend was listing his home at a steep discount. He told me that the money he was saving he could afford a more luxurious car.
Now lets go forward a year. Not only has this homeowner not been able to sell his home, he has reduced the list price over $30,000. That more than eats up the savings.
When I met the homeowner today to go over a marketing program he asked me why his home didn't sell. After looking at the marketing, MLS printout and internet marketing and pointing out over 20 problems, the homeowner got the idea.
The homeowner had conceded that listing with a family friend was probably not a great idea. His home has not sold and now there is tension in the family.
