National Real Estate Foreclosure News – Sales Down, New Foreclosure Filings is Up

According to RealtyTrac, the number of homes sold through foreclosure dropped 27.77% from June 2011 to July 2011. During July 71.264 foreclosure homes were sold nationally.

This news is good until you look at more recent stats.

The number of new foreclosure filings jumped up 7.21% from July 2011 to August 2011. During August there were 228,098 new real estate foreclosures nationally. One in every 570 homes (single family homes, condos and ½ duplexes) received a real estate foreclosure filing in August.

Currently there are 1,596,954 real estate foreclosures nationally. Kansas accounts for 14,622 foreclosure homes and Missouri accounts for 16,618 foreclosure homes.

Kansas had 1,274 new foreclosures for the month of August. That means that 1 in every 968 housing units went into foreclosure in August. Although this seems high, it is much lower then the national average of 1 in every 570 housing units going into foreclosure in August.

On the Kansas side of Kansas City, the most populous county, Johnson County, led with the most new foreclosures, with Wyandotte County in second, then Leavenworth County and lastly, Miami County.

Johnson County had 280 new foreclosures or 1 in 778 housing units going into foreclosure in August.

Wyandotte County had 213 new foreclosures or 1 in 319 housing units going into foreclosure in August.

Leavenworth County had 33 new foreclosures or 1 in 866 housing units going into foreclosure in August.

Miami County had 12 new foreclosures or 1 in 1057 housing units going into foreclosure in August.

The top cities with the most new foreclosures in Johnson County, Kansas are Shawnee with 79, Olathe with 54, Overland Park with 50, Stilwell with 23 and Lenexa with 15. The cities with the most foreclosures are typically the most populated cites for the past month.

The cities with the highest percentage of new foreclosures in Johnson County are Stilwell with 1 in every 97 homes, Edgerton with 1 in every 241 homes, Shawnee with 1 in every 340 homes, Spring Hill with 1 in every 429 homes, Gardner with 1 in every 517 homes, De Soto with 1 in every 650 homes and Olathe with with 1 in every 773 homes. The cites with lying on the outskirts of the county had the highest percentage of new foreclosures.
