Question: My wife and I are in a situation and need advice. Ninety days ago I got a letter from my company that they were going to relocate me to Chicago. My wife and I were excited because we're both from the Chicago area and we have lots of friends and family members who live there.
Once we heard about our relocation, my wife and I contacted a Kansas City discount real estate agent to list our home. We priced the home to sell fast. Now it is 90 days later and we have had very little activity on our home.
We priced our home at near rock bottom. Not only is it a great deal, we'll come out of the transaction with about $2,000. We're getting desperate, because my employer is expecting me to be in Chicago by the end of September. We have thought about contacting We Buy Ugly Houses so we can get on our way.
Any ideas?
Answer: Sorry to hear about your problems. I'll address your issues as you laid them out.
First issue: I'm glad you started out early and listed your home for sale. You never mentioned the steps you took in choosing your real estate agent. The first step is research. The real estate company you mentioned is not found on the first 3 pages of Google. If they can't be found, how do you think they will get your home found. Homeowners should do their research before they list their home for sale.
Second issue: The home seller does not choose the selling price. They only choose the asking price. The buyer chooses the selling price. If your home was really priced good, you would have gotten multiple offers within 90 days. I would suggest having an analysis done on your home, if you haven't had one done lately, and price your home more aggressively. You may need to bring money to close the transaction.
Third issue: You mentioned selling your home to We Buy Ugly Homes. We Buy Ugly Homes and companies like them buy homes at a discount. They're in the business of making a profit. If they buy your home at a retail price, how will they make a profit? A friend of mine had a client contact We Buy Ugly Homes. A rep from We Buy Ugly Homes offered my friends client $125,000 for the home. My friend ended up selling the home for $184,000. To me that is a big discount.
