Dirty pictures can kill the sale of your Kansas City home....

OK, “kill” might be strong....But the impact of bad photos is no laughing matter.  87% of all home Buyers start on the Internet, and they aren’t there to read the articles.  Yes, 8.7 times out of 10, the Buyer enters a few key words in a search engine and “POOF”....They find your Kansas City home, complete with pictures, narrative....etc..

Well, you HOPE they find your Kansas City home.... most Kansas City buyers will not find your home on the internet but that’s for another blog.

Kansas City home buyers want compelling photos, that enable the family to crawl through the monitor into the home...Camp out for a bit, lounge around a little...BEFORE they set an appointment to visit the home.  Avoiding the stretched out, face lifted effect of a wide angle lens, Buyers want a nice, warm setting to project themselves into....Holidays, birthdays....Sundays on the patio drinking coffee, reading the newspaper....or the Kindle.

Ask your Kansas City real estate agent to sit down and review the 100-200 photos they took of your home immediately after the agent delivered their advice and the home was staged for listing.

Make certain the photos highlight the 3-5 most important aspects of your home’s selling proposition.  The 3-5 most important aspects according to BUYERS....Not according to YOU.

That’s right, you’re too close to the home to see the forest for the trees....That wonderful hand made mantel flown in from Tennessee might look better as firewood to the average Buyer.

Your hand laid Spanish tile floor...Might look better in a dumpster to John and Jane Doe.

Wide open floor plan? See through fireplace integrating great room and kitchen? Master bedroom suite? Custom tile master bath? Take a little time to get the light just right.

Not all of the photos should be of the home....If proximity to new schools, cul-de-sac lot, located within a well-known neighborhood...Show pictures emblematic of the unique selling proposition of the home. Be creative.

Then put these pictures in the order of importance, but start with the front elevation of the home.  Unless the home is so darn ugly that the first photo would kill all interest. If that’s the case, did your Realtor tell you it’s time to invest in some paint?

Great pictures can really stimulate interest in your home, while average photos can absolutely crush any interest.
