Three Reasons Why Kansas City Homes Fail to Sell - Part 2

Ok, we visited your home and delivered a list of repairs, maintenance items, hints on decorating....And you ignored us.

Yes, you did.  And when we came back to review your Kansas City home prior to posting on MLS, you ignored us a second time.

If your Kansas City Listing agent didn’t review your home and deliver suggestions, well, you got what you paid for....You paid nothing, and in turn received nothing.

Was your home kept in “show condition” instead of “lived-in condition”? Is your home over personalized to the degree a Kansas City Home Buyer could not see themselves in you home?

My all-time favorite....Were the pets removed from the house during showings? YOU may LOVE your pets....A Buyer may not; why take the chance?

What is a Buyer’s first impression from the curb? Were potential buyers seeing your home in a negative light before they even stepped foot inside of your house? Water and mow your lawn, especially if the neighbors don’t! If trees and bushes were neglected and overgrown, and if outdoor fixtures were dirty, the buyers had already passed judgment on the house, no sale!

Basic home maintenance is crucial while your home is on the market. Screen doors that don’t close completely, cracked or smudged windows, a loose staircase railing, damaged bathroom or kitchen sinks, rusted drains from a dripping faucet. All of these small things stand out in a buyers mind when they are comparing your home to other properties.

Throw in a little sweat equity. Now is not the time to hit the sofa!

Don’t be a Pack Rat. A pack rat’s over-cluttered closets, attics, and basements will not attract a full priced or reasonable offer. You’re planning on moving anyway, get a jump start on the move and begin organizing, throwing away, and donating your stuff.

Be honestly brutal with yourself when it comes to sorting out the junk. Removing clutter and being organized makes your home brighter, cleaner, and it appears larger to potential Buyers.

More than anything, let Buyers know through your actions that you are moving.

Let your home flow. Keep it light. Keep it bright. Keep it cheery. Don’t forget the music.
