Gardner, Kansas Real Estate Stats - Average Sales Price Drops

According to the new real estate stats for Gardner, the average sales price has dropped from $177,000 in the first quarter of this year to $160,900 in the 2nd quarter of this year. That is over a $17,000 decrease in the average sales price.

What is surprising is during the first quarter of the year, first time home buyers were still taking advantage of the Home Buyer Tax Credit.

With the sales price decrease I would expect the number of homes sold to have increased. Although the tax credit had ended during the 2nd quarter, 59 more Gardner homes sold when the list prices decreased in the 2nd quarter of this year.
