Answer: Typically you owe nothing to the Realtor until your home sells. Since your Overland Park home has not sold, you should not owe anything to your REALTOR.
Typically the difficult question is your second question. Listing agreements are contracts. Unless both parties agree to cancel, they can't be canceled. In order to cancel, you may need to seek the advice of an attorney.
