I currently own a house in Wichita, Kansas and I plan on relocating to Olathe, KS. within 7 months.

Q: Hi. I currently own a house in Wichita, Kansas and I plan on relocating to Olathe, Kansas within 7 months. My problem is what if my house is not sold by June? Should I short sell it or let it go to foreclose? My home is valued at $204,000 and I owe $185,500. My fear is my home will sell in the upper 170's like most homes in the are are selling. My goal is try to get it sold by the the end of May and buy a new house in Olathe so I can move in June. Any advice and opinions are appreciated. What is my best option? Nancy E. from Wichita, KS.


A. First, if you let your home go into foreclosure, there is very little chance that you will be buying a home in Olathe soon. I would first recommend contacting several real estate agents in Wichita to help you establish a sales price and an aggressive marketing program. Look at the comparables. Don't list with an agent because of price. An agent with short sale experience would be a great benefit. List with an agent that you connect with and has a proven track record of selling homes in your area. With 50% of the real estate sales in 2012 most likely a distressed sale, you will need to stage your home to emotionally attract a buyer.
