Active = Property for sale, a home buyer can still make an offer to buy the property.
Pending = Property still technically for sale; however, the homeowner has accepted an offer. A transaction stays “pending” until the buyer actually closes on the property.
Backup = Although the homeowner has accepted an offer on the home, they will accept a backup offer. Homeowners usually do this when they have a belief that the contract may cancel. Many times short sales are placed on a Backup status until the lender accepts the terms of the contract.
