Was your home “listed” or was your home “marketed”?
Understand a basic truth; of the 8500 licensed agents in the KC Metro area, only 6500 are members of our Board of Realtors, of that group, maybe 350 earn a full-time living through real estate sales.
Yep. OVERWHELMING population of part-timers....
What does that mean to you?
All of your marketing should be geared toward 2 groups; the 87% of all buyers who search online, and the overwhelming percentage of part-time agents who do not know much about our business, or about the data they view via our MLS.
Every piece of correspondence regarding your home must be written so that a part-time agent can adequately and accurately describe your home to a client. Believe me, a full-time agent will readily show and sell a well-constructed listing....
As for the 87% that start their search online? They expect great pictures, a compelling narrative, and the ability to project themselves into their dream home based on what they see online.
Inadequate marketing and advertising will result in limited buyer activity, and no sale.
On the other hand, if your home received many showings, and still failed to sell, that indicates your home is priced too high, or that you have condition problems. If you have reached your limit as far as your investment in the condition of your home, and it still has not sold, you have a simple solution....three simple words....
