"So Will it Fit a King, or what?"

As clients look through our MLS portal to find a new home, we get a lot of questions regarding a home....Basement? Attic? New furnace? Remodelled bathroom?

You know what I mean.

So I'm looking at scores of listings for an elusive prey....The master bedroom that will fit a king size bedset.  On a horse property, at least 8 acres plus, located no further than 60 minutes from the airport....No more than 15 years old, open floor plan (relative to....?)....short gravel drive ok, not not too long....

Now, don't get me wrong, I accepted the responsibility for the search, and in truth, there are many qualified candidates for the title of "The Earle's New Home".

Here's the kicker....With more then 8800 licensed real estate agents in the metro, of those less than 1.8%, (or 130+/- if you're counting), are full time.  So what are the odds that the data entered into the MLS is accurate?  Stated a different way, why can't these ding-dongs put the correct bedroom dimensions into our MLS?  Not brain surgery, as my fiancee tells me.

She would know as she has assisted in a brain surgery....No not a lobatomy prior to accepting my marriage proposal, as previously reported, but as a medical trauma nurse.

In reviewing more than 50 Northland listings, many had no dimensions listed for the primary rooms in the home, while fewer than 8 had the square footage in the master bedroom, along with the additional aforementioned attributes, to accommodate a King bedset.

So guess which listings I forwarded to my clients for their upcoming visit to Kansas City? That's right, the listings that had the dimensions, the correct dimensions, to fit the bedset for my 6 foot 7 inch tall client and his wife.

At a recent get together with other Realtors, we discussed the missing/incorrect data in our MLS, and the effect this had on showings, sales, and reputations.

If you're considering selling your home, give me a shout and I'll help you determine the information to leave in and leave out in order to sell your Kansas City home.
