39% of the million dollar plus luxury homes sold in Mission Hills, Kansas followed by 28.5% having sold in Leawood, Kansas. 10.7% sold in Overland Park and Stilwell, Kansas rounded the top 4 with 7%.

My husband is thinking about accepting a job in Kansas City. While we were in Kansas City for his job interview my wife and I explored some of the cities. We really like Overland Park. In addition my wife is crazy about a floor plan in Windsor Hills subdivision that we saw at an open house. Is there much real estate activity in the Windsor Hills subdivision and what are homes selling for? Overland Park Real Estate

The Windsor Hills subdivision is one of the nice subdivisions in Overland Park. According to the Heartland MLS the average Windsor Hills home in Overland Park, Kansas sold for $444,750 in    140 days during the past 180 days.

The highest priced home sold for $553,500 and the lowest selling price was $335,000.

With 8 homes for sale in the subdivision, the Windsor Hills subdivision has seen lots of activity the past 6 months.

Wilshire Farms is a great subdivision in Overland Park, Kansas. It has been one of the hottest luxury subdivisions for the past 4 years and for the past 6 months it has been the hottest subdivision.

sold for $527,363 in 147 days during the past 180 days.

Answer: Great question, Janet. Although the Northern Overland Park area is a nice area, there  is not many 3/4 million dollar luxury homes there unless you go to the Pinehurst subdivision area. There is also some nice homes spread out through Northern Overland Park like the 65th and Lamar area.


The top 7 selling cities for luxury homes priced in the $600-900,000 price range in Johnson County the past 6 months are:
1) Overland Park, Kansas with 31 homes sold and 20 homes under contract.
2) Leawood, Kansas with 16 homes sold and 16 homes under contract.
3) Olathe, Kansas with 5 homes sold and 7 homes under contract.
4) Mission Hills with 6 homes sold and 4 homes under contract.
5) Lenexa, Kansas with 3 homes sold and 3 homes under contract.
6) Stilwell, Kansas with 4 homes sold.
7) Prairie Village, Kansas with 2 homes sold and 2 homes under contract.


Out of these cities, all but Mission Hills and Prairie Village will have newer homes.

Answer: Glad to hear about your possible move, Cathy. You must be excited! The Coffee Creek Crossing subdivision is a very good subdivision in Overland Park, Kansas and in the Blue Valley School District. I'll look at the real estate stats for the past 180 days to answer your questions.


According to the Heartland MLS the average Coffee Creek Crossing home in Overland Park, Kansas sold for $565,088 in 45 days during the past 180 days. Since the subdivision is a new subdivision, the days on the market will not be accurate.

The highest priced home sold for $734,824 and the lowest selling price was $425,000.



Looking at the real estate stats, if you're looking to buy a spec home, it maybe a good time to buy since there is some inventory. I have found that many builders in subdivisions that are in high demand do not negotiate much. In addition, many home buyers in this price range like to custom build rather than buy a spec home if they have the time.

I've been looking at buying a new home in Overland Park, Kansas for the past 5 years. Despite the real estate downturn, the new homes plans we like from certain builders keep going up in price. Why are they going up in price? Shouldn't they go down in price?

Answer: Great question, Dan. There are quite a few reasons why new homes are going up in price in Overland Park, Kansas. 


1) The new home plans from the new home builders you want are highly desirable floor plans. Higher demand means higher prices. 
2) Despite the real estate downturn, construction materials are still rising.
3) Also despite the real estate downturn, land keeps going up in value. A lot that might of cost $55,000 5 years ago, might cost $80,000 now.
4) New homes in Overland Park are in the Blue Valley school district, which is a highly desirable area for buyers.
5) Although relocation has been down nationally, relocation in Overland Park has still been hot.
6) In addition to construction material cost rising, the cost to build have increased. A recent government study showed that 25% of the cost of a new home has to do with government regulations, permits, planning board requirements and so forth. The cost to develop land has skyrocketed again because of government regulations. The cost of getting a subdivisions approved in Overland Park can take years. I worked on a subdivision back in the 90's. It took 7 years before I was able to sell the first home in the subdivision. The developer had to higher a traffic study engineer, a design engineer, an environmental studies engineer, planning architect and probably more that I didn't know about. 


After the studies the developer had to go the city planning meeting to get plans approved. There would be months before certain studies got approved because of not enough city council members for a vote. It was frustrating for the developer because he was paying engineers to attend after hours meetings and nothing would get accomplished.


Now get this. After all of the approvals by the planning commission didn't mean start building homes. The developer had to get all of the infrastructure in first. Yep, that is right, streets, sewers, telephone, electrical, cable, and drainage all needed to be in before the first foundation  was allowed to be poured. During the whole process a inspectors needed to inspect and of course they came out at a minutes notice.

Answer: Great question, Kyle. This question will take some time to research. 


To answer your question, Kyle, I will look at the real estate activity in Johnson County for the past 90 days. According to the research I did by using the local Heartland MLS the top selling cities for half million dollar home (homes between $500-600,000) are: 1) Overland Park, Kansas 2) Leawood, Kansas 3) Olathe 4) Shawnee 


I found that all of the following cities had at least 5 half million dollar homes under contract in the past 90 days.


I also found that half million dollar homes also sold in Mission Hills, Fairway, Stilwell, Prairie Village and Lenexa, Kansas.


I found in my research the the following 12 subdivisions in Johnson County, Kansas had the most activity in the half million dollar price range:
1) Wilshire Farms Subdivision in Overland Park, KS. with 7 half million dollar homes under contact.
2) Bridgewood Subdivision in Leawood, Kansas with 4 half million dollar homes under contract.
3) Bluestem Subdivision in Overland Park, Kansas with 4 half million dollar homes under contract.
4) Wyngate Subdivision in Overland Park, Kansas with 3 half million dollar homes under contract.
5) Wilshire Place in Leawood, KS. with 2 half million dollar homes under contract.
6) Lionsgate by the Lake in Overland Park with 2 half million dollar homes under contact.
7) Coffee Creek Crossing in Overland Park with 2 half million dollar homes under contract.
8) Lionsgate by the Green in Overland Park with 2 half million dollar homes under contract.

I'm being relocated from Chicago to Kansas City this summer. I have my home on the market, but because it is a luxury home, it may take some time to sell. All of my friends tell me that I want to stay in Johnson County. If I'm looking in the $700-900,000 price range, where should I look?

Answer: I had a similar question a couple weeks ago and had the opportunity to review the stats in Johnson County. Although, there are half million and million dollar homes in nearly every city in Johnson County, the top four selling half million and million dollar real estate areas are: Overland Park, Leawood, Mission Hills and Olathe.


All four cities are quite different and have something different to offer for home buyers. In addition, all four cities have some fantastic communities for luxury home buyers. There are also some other areas in Kansas City you might want to explore.


I would be happy to set you up on a private search in these communities as well as coordinate a tour of the cities when you visit Kansas City.

Bank offers a Zero Down Physician Mortgage Loan in Kansas and Missouri - Physician Mortgage Loans and Real Estate

Question: When I graduated from medical school I got a physician mortgage loan to buy my first home. I'm now moving to Overland Park or Leawood, Kansas to work with a medical group. The PR department told me that Kansas does not have any physician loans. Do you know of any physician loans in Kansas?

Answer: Great Dr. Harry K. Although, many banks like Bank of America have stopped doing Physician loans, there are quite a few banks that still do Physician loans nationally. Most of the national banks do not do physician loans in Overland Park and Leawood, Kansas. I do have a banker who offers a zero down physician mortgage loan with a low interest rate in Kansas and Missouri.
