I bought a vacant foreclosure home in Olathe and I have now discovered that I have a zoo in the home and I need help removing the animals. I'm sure I have more but I have seen bats in the attic, squirrels above the garage, birds in master bedroom, mice in the kitchen and snakes in the basement. Who do you recommend to remove these animals?

Jake H. from Kansas City

Answer: Sorry to hear about your animal problem, Jake. In a normal home inspection, these animals should have been discovered. To remove them, I recommend Stan Banks from Action Animal Control. Stan can be reached at 913.907.5798.

Stan has done a wonderful job with many clients who have discovered unwanted animals in their homes in Kansas City.

Best of luck, Jake.

How long should you list your Kansas City home for sale with a Kansas City real estate agent and who should I choose to list my Kansas City property for sale with this spring?

How long should you list your Kansas City home for sale with a Kansas City real estate agent and who should I choose to list my Kansas City property for sale with this spring?

Did you know that 90% of the real estate activity during the listing period is during the first 30 days?

Yep. So it doesn’t make sense to list for more than 30 days, doesn’t it?

First, a professional Kansas City real estate agent will have an aggressive 30 Day Listing program for Kansas City homeowners.

Second, what is more important than how long you list your Kansas City home for sale is the real estate agent you choose to list with to market and sell your Kansas City house.

Choose a veteran full time professional real estate agent who understands that 92% of the Kansas City home buyers use the internet to search and view Kansas City homes online sometime during the home buying process.

An aggressive real estate marketing program by a Kansas City REALTOR should consist of a large networking base on social media, a vibrant web marketing program, and an aggressive new media program.

Although choosing a company brand may seem like a safe bet, the real estate company you choose will do very little to market your Kansas City property. It is the individual real estate agent you choose who will market and sell your home. In a nut shell, not all agents from Coldwell Banker, Reece and Nichols, Keller Williams, Realty Executives, RE/MAX and Prudential are they same. Kansas City real estate agents from each real estate brand have individual marketing and sales plans.

Many Kansas City home buyers find searching Kansas City real estate on Google and interviewing the top 3 real estate agents they find helpful in choosing a Kansas City REALTOR.

Research and choose a Kansas City real estate agent wisely. If you choose a Kansas City REALTOR who can’t be found on Google or can’t get your Kansas City listing found on the internet, how will Kansas City home buyers find your home?

Checkout the Dowell Taggart Team’s 30 Day Listing Program!

Choosing a Kansas City real estate agent is like a box of chocolate

Choosing a Kansas City real estate agent is like a box of chocolate

Remember the 1994 American epic comedy-drama romance film classic Forrest Gump starring Tom Hanks?
Choosing a real estate agent is like choosing a box of chocolate

There are many famous quotes from this popular film classic, but one quote that stands out is, “Life is like a box of chocolates. You never know what you’re gonna get.” The quote is good but how Tom Hanks delivers the quote in the movie with his slow southern accent to made it authentic makes the quote memorable and great.

Alongside death and public speaking, buying and selling real estate is listed as one of life’s most terrifying situations, so there is probably no surprise that choosing a Kansas City real estate agent is very stressful for many Kansas City homeowners.

If you choose the wrong Kansas City real estate agent when listing your home, there is a possibility that you will spend the next 210 days keeping your house spotless and wondering why home buyers never find your house online.

Choosing a Kansas City real estate agent is like a box of chocolate. You never know what you’re going to get.

How do you eliminate the risk in choosing a real estate agent when choosing a Kansas City Real Estate Agent?

First, write down your goals. What are you trying to achieve? Get a bigger home, relocate across the country, or maybe downsize? What is most important to you: pricing, time, convenience? Is good communication important? These are some important questions to address before choosing a real estate agent.

Second, research real estate agents. Google Kansas City real estate agents. Professional real estate agents will have a marketing plan to market their listings online; as well as, be able to market themselves online.

Then, interview the top 3 choices. Schedule an appointment with your top three choices and ask questions that will address your goals. Don’t fall for the sales spiel.

Overall, when choosing a real estate agent, you will choose the agent, not the company. Make your decision based on the sales professionals knowledge of the market, their professionalism and customer service skills. Lucky for you, the agents of the Kansas City Real Estate Network are trained with these factors in mind, so choosing one should be an easy choice when you are ready to sell a home.

How do school districts in Kansas City determine whether to cancel school due to snow?

Living in Kansas most all of my life I often get asked how do the Kansas City school districts determine to cancel school due to snow. I have driven on Kansas and Missouri side roads during snow days and I see very little difference in them.

I'll do my best to help you understand how the Kansas City School Districts cancel school on a snow day.

First, the Kansas and Missouri School District administrators have a different process.

The Missouri School District administrators kind of have a triathlon on a snow day.

They first clean off their driveways.

Then they head to the bus stop and stand for 20 minutes just like the kidos do from their school district.

After standing at the bus stop. the administrators drive their cars to the school district offices.

If the Missouri School administrator can't get to the school district offices by 5:00 AM, schools are canceled. They make the necessary calls to cancel school.

The Kansas School Administrators handle snow days much different.

The Kansas School District administrators start the morning by watching the news and seeing if another Kansas School District has canceled school. If none of the other Kansas School Districts have canceled, they implement their snow day plan.

The Kansas School Districts Snow Day Plan starts by looking out the window and surfing on the web (I'll tell you what the Kansas School District administrator is surfing later).

Next on the Snow Day Plan is calling the school maintenance employees and have them test the roads in their vehicles. The maintenance workers drive their beefed up four wheel drive vehicles through the snow to the schools.

Once the maintenance workers make it to school they are instructed to clean off the circle drives in their cozy newer four wheeled drive trucks.

If the maintenance workers can't completely clean off the circle drive by 7:15, the workers call the Kansas School District administrator.

By the time the Kansas School District Administrator receive the call from the maintenance workers they are on the plane south that they booked while looking out the window first thing in the morning. As they look out the window from their plane, they make the necessary phone calls to cancel school.
So if your wondered why the Missouri School Districts have more snow days hopefully this helps. The Missouri School Administrators understand what a typical family go through. They understand it takes more than 10 minutes to clean off the driveway and sidewalks. They understand that it is cold at the bus stops. In addition they understand that not all families have SUV's and have no problems driving on ice and snow.

Disclosure: This is my interpretation of how the school administrators cancel school.

Winter Maintenance Projects Around Your Kansas City Home

Winter Maintenance Projects Around Your Kansas City Home
Although Kansas City has been dodging the typical winter weather of cold air, icy roads and winter snow blizzards, homes in Kansas City may require some extra attention when it comes to maintenance to protect itself against the cold, harsh weather. The cold weather will come.
Here are some maintenance tips for the winter months in Kansas City:
Keep out the drafts - Twice a year check your windows and doors for any air leaks, and add caulking, if needed. If extra caulking won’t suffice and you don’t have the money for a replacement, consider adding a storm door to keep out drafts or at least purchasing a draft blocker, which lies at the bottom of your door to block out the cold air. The extreme temperatures we have had lately in Kansas City can really mess up our windows and doors.
Check the heating system -  Central heat and air conditioning units need to be checked over. If you have had a furnace checkup, it is never to late. It is better to have the furnace checked out now, than during the time when we have some subzero temperatures and the furnace has malfunctioned. Well-serviced air conditioners and furnaces will save you fuel and money.
Assess the ductwork - Make a trip to the attic or basement and view the ductwork. Make sure that all parts haven’t become disconnected as well as a critter have’t chewed through any duct work.
Clean the gutters - Gutters can become clogged of leaves or other debris. When that happens, they can hold water, which can eventually rot away the siding or roof of your home. Make sure to keep the gutters clean.
Prevent freezing pipes - After walking into a vacant home last week and witnessing a water fall in the living room from a frozen water line, keeping the water lines warm is a must when the temperatures drop below freezing. Let faucets drip, wrap up pipes in unheated rooms and unhook all outdoor lawn hoses. When the temperature really drops set the thermostat a little higher. One broken water pipe will be more costly than an a few days with the thermostat set at a higher temperature.
Hope this helps!

News of the Weird: McGyver Cow Escapes Kansas City Meat Market and Heads to a Sonic

News of the Weird: McGyver Cow Escapes Kansas City Meat Market and Heads to a Sonic

A cow with obvious McGyver type skills escaped a Kansas City area meat processing market and headed a mile and half away to a Blue Springs Sonic.

An employee at the Blue Springs Sonic said the cow came right into the parking lot before walking to the Planet Sub parking lot.

Blue Springs Police feared the cow would eventually make its way on to Interstate 70  and decided to put it down. Police then took the cow back to the Winter Meat Processing Plant.

A manager at the meat processing plant said the cow had been returned and was being “processed.”

Unseasonably Warm Weather in Kansas City is Good For Some and Bad For Others

Unseasonably Warm Weather in Kansas City is Good For Some and Bad For Others

Last year Kansas City came to an almost screeching halt. The heavy snow storms and extreme cold weather made Christmas break for the kids who stayed in Kansas City, kinda boring. Sure, it is nice to play with the Christmas video games and toys for a couple day, but for a couple weeks gets kind of boring.

Restaurants and retail businesses also suffered last Christmas break. I think the only businesses that really prospered were snow removal businesses.

What a reversal this year. The weather during Christmas break has been in the 40-50's. Today looks to be in the 60's. Kids will be out in shorts at the parks, trails and the Kansas City Zoo.

Restaurants are also packed this year.

It seems like the only businesses really complaining are the snow removal businesses.

Today, as I stated eariler, the weather should be in the 60's. I predict a lot of people playing hooky from work. Maybe they'll head out to the golf course, an outdoor mall like the Legends, or the Kansas City Zoo.

What do you plan on doing today?

In news of the weird, Bandits prefer Chicken to Beef - Kansas City Police Searching for Thieves Believed to Rob 10 Kansas City Businesses

In news of the weird, Bandits prefer Chicken to Beef - Kansas City Police Searching for Thieves Believed to Rob 10 Kansas City Businesses

A series of 10 robberies in Kansas City have been identified to have been pulled off by the same team of thieves. Four of the businesses were Church's Chicken restaurants.

In each case, the robbers have worn masks, coats and gloves. One bandit appears taller and heavier than the other bandit.  The taller bandit could be about 6 feet 3 inches, a Kansas City, Missouri police spokesman said. She also said the bandits displayed similar mannerisms and a large black semi-automatic handgun in all of the 10 crimes.

In some of the heists, one theif acted as a lookout while the other went inside and pulled off the robbery.

Police have excellent video surveillance from the holdups at the chicken restaurants, but not from the other businesses, which include a beauty shop.

Anyone with information about the crimes is asked to call the TIPS Hotline at 816-474-8477.

Is McDonald's getting Discharged from Truman Medical Center in Kansas City?

Is McDonald's getting Discharged from Truman Medical Center in Kansas City?

Is this weird or what? A McDonald's has been located in a hospital in Kansas City.

That is right. McDonald's, known for its high fate fries and burgers has been located in Truman Medical Center. In the food court no less.

I guess the non-for-profit hospital felt it was cheaper to feed people Mickey D's food.

As the news started spreading about the fast food in a hospital and news that people, especially kids are getting fatter, the CEO of the hospital is expected to discharge the McDonald's soon.

The CEO is looking for healthier options. Hmm . . . I think I could come up with a billion options within an hour.

I'm a diabteic and I'm surprised that a hospital would even think of adding a fast food restaurant.

What do you think? Should Truman Medical Center keep the McDonald's or boot it out the door?
