I closed on my home in Gardner, KS. a couple days ago and have been waiting for a copy of the deed and title since closing. My home was a foreclosure home.

Question: I closed on my home in Gardner, KS. a couple days ago and have been waiting for a copy of the deed and title since closing. My home was a foreclosure home. I called the title company yesterday and they told me that the bank has not approved the HUD. Is this normal?

Answer: When buying a distressed home in Gardner like a short sale or foreclosure, it is common for the homeowner's lender to review the HUD after closing. Although this is suppose to take no more than 48 hours, I have seen it take up to 2 weeks. Until the HUD is approved, the lender can't disperse funds or send out the deed and title. 


Sorry for your inconvenience. It is just a matter of time before it is sent. It is not uncommon for a copy of the deed and title work to take 4 weeks before it is sent by the title company.
